Selling your home? Hire a professional
Monday, March 8, 2010
I have come across this dilemma lately with home-owners weighing the pros and cons of hiring a registered real estate agent to sell their home versus doing it themselves.
I can honestly say, and forget that I am in sales for a moment, that selling your home on your own will rarely net you more money and will definitely be much more of a hassle than you could ever have imagined.
Let’s face it, in life we tend to hire professionals because they are just that. They are better educated in the field and have the benefit of experience. Why should selling your home be any different?
There are so many advantages to you, as the homeowner, in hiring an agent to sell your property.
First and foremost, an agent will be able to expose your property to more qualified potential buyers. They are not only able to place your property on the MLS System but are also in contact with many agents representing potential buyers. You will most likely get more offers and often more GOOD offers. As we all know, buyers tend to low ball offers when it’s a private sale.
Agents' also do most of the work for you. They will help you prepare your home, take pictures, put together marketing materials, advertize your home, hold open houses, follow up with potential leads, show your property to their own clients, talk up your property to other agents, guide you through the legalities, negotiate the best deal possible, work through the closing process—all the while looking out for your best interest, as stated in your contract.
If you try to sell your house yourself, you might still end up paying the 2 ½ % to the buyers agent. So in the end, you are potentially saving yourself 2 ½% less all your costs.
It may be my business to talk you out of it, but I only try to do so with your best interests in mind.
Just something to think about.
If I can help you in anyway, please free to email or call me.
