What is a Heritage Home?

*Did you know that municipalities in Ontario have launched programs to provide a portion of reimbursement for the taxes paid on these properties? And that grants and loans are also available for improvement of these heritage properties?
There is a misconception that when a property turns ‘100’ it is granted a heritage home designation: Not true. According to the Ontario Heritage Act, they look at more than age. Design features, architecture and context within its community will determine heritage value.
Here are the criteria:
- Design or Physical Features
- Architectural style—i.e. ITALIANATE, GEORGIAN, GOTHIC, REVIVAL?
- Materials, Construction and special features—i.e., artistic merit of craftsmanship
- Original Interior—i.e. staircases, moldings, mantels, lighting fixtures, etc.
- Historical associated value—any theme, event, person or activity of significance
It’s possible your home could qualify but has not yet been designated. Municipalities process properties as they become known. Within your municipality there may be an appointed designate to advise you on your property.
Remember, if you are purchasing a ‘designated heritage home’ or one not yet classified as one, you should add a clause called HERIT–1 Ontario Heritage Act Designation—to deal with any restrictions.
