I sure hope my tenant isn’t reading this, but I thought I might share the beauty of a deal I made recently for a couple in our neighbourhood.
Two young people, living separately and each paying $1000 a month in rent, have now got themselves a classic 5 bedroom Georgian house that will be worth substantially more than they paid in the years to come.
Their plan is to put up a wall on the first floor to make a hallway and separate entrance to the 2nd and 3rd floor, put in a kitchen on the 2nd floor where all the plumbing and wiring are in place for a pre-existing laundry room, add French doors through to a bedroom to create a new dining room, clean and paint, with the final result a 2 bed apartment for themselves and a two bedroom apartment for rent. With the help of a roommate in their new rental apartment, they will be paying the same to be homeowners as they did to be renters.
My husband and I did this 22 years ago. We still live in this house and have been able to raise our family here because we were able to buy a house a lot larger than we could have afforded on our own. We could have only done this with the help of our tenants.
With mortgage rates still very low and reasonably priced houses to be found, now is the time to investigate the potential for a move.
